Pre-Construction Planning

Pre-construction is the phase that occurs before the actual construction of a project begins. It involves a series of planning, coordination, and preparation activities aimed at ensuring that the project proceeds smoothly and efficiently. Key components of pre-construction include:

  • Project Planning: Establishing the project scope, goals, and objectives, as well as determining the timeline and budget.

  • Site Analysis: Assessing the land where the construction will take place, including environmental considerations, zoning regulations, and site conditions.

  • Design Development: Collaborating with our Designer, Architects and/or Engineers to create detailed designs and specifications that meet the project’s requirements.

  • Permitting and Approvals: Securing the necessary permits and approvals from relevant authorities to comply with local laws and regulations.

  • Cost Estimation: Developing a detailed budget that includes all projected costs for materials, labor, and other expenses.

  • Scheduling: Creating a timeline for the construction process, including milestones and deadlines to keep the project on track.

  • Risk Management: Identifying potential risks and developing strategies to mitigate them throughout the construction process.

Without a solid pre-construction phase, you risk spending more money and time on a project. Which of course, is the last thing we want you to do!

We help you understand the process, gather the correct professional services, create approval worthy permits, and develop a professional design for your builder to use to successfully execute your project on time, and on budget.

  • There is no set price as every project is different. However, once we do our 15 min discovery call and get a chance to do our Prep & Plan Meeting we will have a much better understanding of the scope, who we will need to engage services with, and the extent of the design.

    Then we will get you a full proposal that outlines your project scope, the path to getting to the build, professional services required, project phases, and project management and design fees.

  • Every Project is a little bit different, so we always start with a 15 min Discovery Call to get to know you and your scope of work.

    Then we book you in for a Prep & Plan Meeting. This meeting allows us to get a visual of the space, discuss your vision and dream, and work to understand what we need to do to get from vision to reality.

    Once we’ve done our Prep & Plan Meeting we will know what services to include in your Full Service Pre-Construction Plan.

  • A 1.5-2 hour meeting to walk through your home, assess feasibility, check out your home from a builders perspective, review floor plans. discuss space planning ideas (if necessary) and municipality requirements, review your design vision, and go over your design expectations while sharing design ideas together, we’ll then be able to make a plan to get you from idea to build.

    Post Meeting we’ll provide you with a blueprint on the steps we’re going to take to get you to your build in a follow up email.

    You’ll also receive a full proposal with our services, process, fees, as well as a letter of engagement to have us start hiring your professional services.

Individual Services

  • When it comes to starting your project we always start with a Prep & Plan Meeting.

    This is a 1.5-2 hour meeting.

    • We walk through your home and listen to your dreams, concerns, fears, expectations, and take note of anything that we see as important to clarify.

    • Assess feasibility by checking out your home from a builders perspective

    • Review floor plans and discuss space planning ideas (if necessary)

    • Review municipality requirements

    • Disucss your design vision, and go over your design expectations while sharing design ideas together

    • Then we can build a plan to get you from idea to build.

    Post Meeting we’ll provide you with

    • An emailed blueprint on the steps we’re going to take to get you to your build.

    • A full proposal with our services, process, fees, as well as a letter of engagement to have us start your project and hiring your professionals.

    COST: $500 - 1.5-2 Hours on Site meeting with our Designer and Project Development Coordinator.

  • When you’ve got a good understanding of your project and are ready to commit to a permit, or if you have a design plan laid out and you need someone to help you understand permits.

    We can walk you through what else you may need to get your permit approved, review permit drawings, and help you avoid costly permit delays.

    COST: Starts at $250 for 1 hour sit down and $500 for a 2 hour sit down.

  • Whether you’re a developer, builder or home owner, getting a permit package together properly is a lot of work and takes a lot of collaboration from designers to drafters to engineers and architects.

    We work with all the right people all the time because we’re pre-construction focused. Let us help you organize the preliminary work required to get you a permit that the municipality will stamp with their approval.

    COST: Pricing for our services (not professional services included in permit package) start at $750 - Pricing depends on project scope.

  • Not knowing how much a project will cost is a very common problem in the construction industry. Don’t start blindly spending money until you have a budget plan.

    We can help you get your project ideas into a budget form. It’s preliminary but it’s better than having no idea what you might need to spend.

    COST:Starts at $500 for a General SF/LF estimate and goes up for more detailed estimation. On average preliminary budgets with trade walkthrough’s cost $1500-2000. Budgeting now will save you more later.
